Carol Weld King

Carol is a partner in the firm’s Real Estate and Hospitality practice groups. Her practice focuses on transaction structuring, financing, acquisition, and development activities in the hospitality and lodging industry.

Carol has represented various owners, investors, developers, and lenders in a broad range of transactional work for hospitality and gaming, office, multifamily, mixed-use, and light industrial projects. She currently serves as principal counsel to several hotel equity funds and public and private corporations in connection with a series of hotel acquisitions, financings, and ground-up developments throughout North America. She regularly counsels clients in capital markets transactions and has successfully led numerous real estate merger and acquisition transactions.

Carol has extensive experience in complex capital markets transactions. She has participated in numerous structured finance transactions for a variety of real estate projects. Carol also represents several major real estate development companies and corporate clients, both locally and nationally, in a variety of land and office development projects.

In 2014, she advised on Americas Lodging Investment Summit’s Development of the Year, and in 2024, on ALIS’s Single Asset Transaction of the Year.

• Represented a global asset manager on the $835 million disposition of the Diplomat Beach Resort in Hollywood, Florida. This deal was the largest sale of any hospitality asset in the United States since March 2020.
• Represented a global asset manager in connection with its origination of a CMBS refinancing loan for the PGA National Resort in West Palm Beach, Florida. The firm also advised the client on its original acquisition of the property in 2018 and disposition of the project in 2025.
• Represented a global asset manager and investor in connection with its negotiation of new brand management agreements and financing of a luxury hotel in Vancouver, Canada.
• Represented a luxury all-inclusive resort owner in connection with its disposition of several resort properties located throughout the Caribbean.
• Represented a private family office owner in connection with its negotiation for brand management agreements for a luxury resort and branded residential development, which was named Travel & Leisure’s No. 1 Resort in the continental U.S. in 2025.
• Represented a global asset manager with its management and franchise agreements with multiple companies in connection with its $3.8 billion acquisition of a major hospitality REIT.
• Represented a global asset manager in its $250 million cross-collateralized CMBS refinancing of two resort properties in the Southeast.
• Represented a global asset manager and investor in its $425 million (CAN) refinancing of a major convention center hotel in Toronto, Canada.
